My name is Kate. Here is the story of Kindworks.

I'm a social worker turned social entrepreneur. I received my BSW and MSW from Rhode Island College and have worked most of my adult life in the field of affordable housing and homelessness. After working within and alongside dozens of organizations, I became increasingly frustrated with the systems set up to "end homelessness." I met many honest and courageous people who were willing to speak truth to power. However, I met even more people, in positions of the highest power in Rhode Island, who were driven by ego, political positioning, and money. It seemed to me that the smartest and hardest working people were coming together to make change, but we were in a sinking ship using a tablespoon to get the water out. I decided it was time to stop scooping water out and try to plug the hole in the boat.

WHAT IS A SOCIAL ENTERPRISE?

HOW DID THIS IDEA COME TO LIFE?

Here is a near-perfect example of what brought about this dream:In 2014 my colleagues and I lobbied at the State House for funding for permanent supportive housing. Some organizations advocated that we needed money to apply best practices in ending chronic homelessness. Some organizations wanted that money for themselves, so they advocated that they would do the most work for the least money by cutting corners and disregarding best practices. The RI General Assembly passed the funding and the money was allocated mostly to the agency that would "make the money go the farthest," while completely disregarding the need for best practices for this population. However, there has been much literature published on Housing First, providing guidance to service providers and leadership on how to appropriately implement the model. Housing First was completely ignored. The agency's housing was not permanent. They had thirty clients on a caseload and they put people with severe mental health and substance use issues in houses together, as roommates. This led to cherry picking the "easiest" clients and didn't come close to resembling a Housing First model.

Multiple organizations had fought over this tiny piece of the budget, just to see the majority of it squandered by agencies that didn't invest the money intelligently. As the sad old story of nonprofits go, we were overworked, underpaid, and shortchanging our clients and the people who worked face-to-face with clients the most. It made me sick to my stomach. Why were we continuing to rely on a system that didn't really care about ending homelessness? We didn't have the trust and support of the public or the politicians and to top it off we proved them right by instituting programs that completely missed the purpose of this funding.
Since 2009, I had worked with landlords and real estate investors who were making a living renting to our clients. Ultimately, the investors and developers determine where our clients can live, the conditions in which our clients live, and which of our clients are accepted as tenants. They have the final say as to whether or not our clients could have a place to live. I was sick of haggling with landlords to accept the people I served and twisting arms to have apartments repaired and up to safe standards. I was also sick of convincing human service leadership to implement best practices for the population we were serving. Then it dawned on me:Why not be the landlord and the service provider? I saw an opportunity to create a funding stream through buying, renting, and selling real estate. There was also a built-in opportunity to provide employment for our clients, many of whom had construction and handyman skills.
I was done attempting to herd cats in the organizing world just to see the table scraps of the budget get wasted on practices that simply didn't work. I was done conversing with politicians and trying to change their narrow, uninformed, and often bigoted perspectives. I wanted to create something that no one could touch or dismantle. I wanted to help people regain their power and watch them propel themselves back into the world, while hopefully helping their fellow survivors do it too.

WHY REAL ESTATE INVESTING?

The ultimate vision for Kindworks is to generate enough revenue, privately and independently, for the purpose of creating mixed income housing, where market-rate apartments would subsidize affordable apartments. That's only the beginning. Another gaping hole I found in the current system was that it was incredibly rare to see our clients go back to work, which is something that every client I met wanted to do, and most of whom were capable at least to some extent. Most case managers did not have time to assist with the kind of intensive support our clients needed to build their bridges to employment, or even thrive in their housing. The nice thing about running a for-profit business is that I can independently create jobs and hire people, regardless of their education, criminal background, and other barriers that prevent people who have experienced homelessness from getting jobs. I don't have to cut through red tape or put my clients through useless and demeaning "education."
My dream is to get people into permanent housing, provide as many hours of social services as needed, and get them back to work (or some other meaningful daytime activity if they are unable to work). I want to provide unlimited intensive case management, provided by people who are adequately compensated, superbly trained, and fully supported by their coworkers. So, not only will people receive housing with real support from staff, they will also be able to earn income and regain meaning in their lives. What makes Kindworks a social enterprise is the primary mission to not only solve one side of the homelessness problem by providing affordable housing; its mission is also to provide employment to people who have, up to this point, been effectively barred from making a living for themselves and being part of the broader working society. It's not just affordable housing that we need--it's also income. I intend to address both sides of the equation.

WHY LEASE PURCHASES AND TERMS?

Lease purchases, terms, and owner financing are the first step toward becoming profitable and making the larger dream come true. After much research, it ended up being the most affordable, creative, and autonomous way to generate income. I don't need a realtor's license. I don't need to take out loans (until I'm ready and want to). I can work with buyers and sellers on their individual terms, coming to the best solution that works for every person in the equation.

Learning the ins and outs of real estate investing over the last two years has prepared me for the business side of this social enterprise. Just as I love helping people move from homelessness to housing and watching them become empowered, I love helping people overcome systemic and personal barriers to purchasing their own homes. In our capitalistic society, there is no getting around the fact that money is one very important form of power. It allows people the freedom to spend time with family, travel, and be an active part of the larger community. It's an honor to work with both sellers and buyers to help people achieve that freedom.
